Once the ideal property is identified, Stephanie Scaliatine from First United Bank secures land and construction financing for two-time close loans, while Harding McEldowney, also from First United Bank, handles one-time close loans, combining land, construction, and permanent financing into a single lending solution.
Step 2: Design and Construction Planning
In the Turn-the-Key℠ homebuilding program, our involvement starts early with a free builder's site assessment in partnership with The Renfeld Group. This no-commitment consultation provides an in-depth look at the plot you’re considering, assessing land use restrictions, topography, and local building regulations to ensure that it aligns with your vision. Once the land is selected, we work closely with our real estate team to incorporate all County, City, and HOA requirements into the Scope of Work, ensuring that the initial conceptual designs are aligned with local codes. Our final Construction Documents include everything from full architectural plans to itemized material lists and fixed-price breakdowns, providing clear expectations from the beginning while simplifying the loan appraisal and underwriting process. This proactive approach sets the stage for a seamless project with minimal surprises.
Step 3: Building Your Home
Once the loan is approved and construction begins, Bible Built Texas Homes provides efficient management of every phase to keep your project on track. We work closely with First United Bank and their mobile app to handle payment applications and construction draws promptly, minimizing the risk of delays. If you wish to make any design changes during construction, our role as your Design-Builder allows us to modify existing floor plans and issue itemized change requests quickly via the banking app. These modifications can be reviewed by our lending partners and approved within the project’s contingency, ensuring that adjustments are seamless and hassle-free. With this flexible approach, we ensure your home reflects your vision while maintaining the integrity of our construction timeline and budget.
Step 4: Title, Escrow, and Insurance
As you approach the final stages, Jennifer Lago and her team at Old Republic Title manage all title and escrow services to ensure a smooth and legally sound closing process. To protect your home during construction and beyond, Tori Smith from GBMB Insurance provides comprehensive Builder’s Risk and Homeowner Insurance policies, safeguarding your investment from start to finish.
Step 5: Move-In Day
Once construction is complete, our team conducts a final walkthrough to ensure every detail meets your expectations. With the Turn-the-Key℠ program, your dream home is complete, backed by the expertise of trusted partners like The Renfeld Group, First United Bank, Old Republic Title, and GBMB Insurance.
